FAQ
As of September 28, 2026, REIN MLS shows 814 homes for sale in Chesapeake — houses, condos, townhomes and lots — not counting 535 homes under contract. Of the 814 for sale, 104 have been listed since September 22 and 276 have had a price cut. Lots and land make up 73 of them; the tables on this page count those separately.
The median list price of the 814 homes for sale in Chesapeake is $479,700 as of September 28, 2026. The typical listing is 2,200 square feet, or about $228 per square foot. The $500K–$750K range has more homes for sale (275) than any other price range; lots are not counted. The median active listing has been on the market 23 days (REIN, active listings).
ZIP code 23322 (Great Bridge / Hickory) has the most, with 231 homes for sale at a median list price of $674,990, followed by 23320 (Greenbrier) with 172 at $422,450. It also has the highest median list price among the 6 Chesapeake ZIP codes with at least 3 homes for sale. These counts leave out lots and land.
Chesapeake Public Schools (CPS) serves homes in the city and assigns schools by address. Zones can change, so check the address with CPS first. Among high school zones, Oscar F. Smith has the most homes for sale (139), followed by Western Branch (136) and Indian River (130).
The city's general real estate tax rate for FY 2026-27 is $1.01 per $100 of assessed value. The City Treasurer's Office bills real estate taxes in four quarterly installments, due September 30, December 31, March 31 and June 5. The rate shown includes the citywide mosquito-control levy that Chesapeake adds to its general real estate rate. Look up a specific home's assessment with the City of Chesapeake Real Estate Assessor's Office before you make an offer.
Chesapeake is described by its boroughs rather than one downtown. Greenbrier, beside I-64, is the commercial hub. Great Bridge holds the Municipal Center and the Intracoastal Waterway locks, and Hickory and Pleasant Grove to the south open into larger lots and farmland. Deep Creek and Grassfield sit along the Dismal Swamp Canal and Route 17, Western Branch faces Portsmouth and Suffolk across the Western Branch of the Elizabeth River, and South Norfolk and Indian River are the older street grids at the Norfolk line. The ZIP table on this page matches each area to its ZIP code.
City guide
Chesapeake covers the southern edge of Hampton Roads, from the branches of the Elizabeth River at the Norfolk and Portsmouth lines down to the North Carolina border. It became a city in 1963, when the city of South Norfolk merged with Norfolk County, and it remains one of Virginia's largest cities by land area. That size shows in the housing. South Norfolk keeps its early-1900s street grid, Indian River and Western Branch have mid-century neighborhoods, and Greenbrier, Great Bridge and Grassfield hold most of the newer subdivisions. Farther south, Hickory and Pleasant Grove open into larger lots, working farms and the edge of the Great Dismal Swamp. Greenbrier is the commercial hub, with Greenbrier Mall, Summit Pointe and the Dollar Tree headquarters beside I-64. Great Bridge holds the Municipal Center, the Intracoastal Waterway locks and the site of the Battle of Great Bridge, fought in 1775. Waterfront homes line the Elizabeth River, the Intracoastal Waterway and the Northwest River.
Three interstates serve the city. I-64 crosses northern Chesapeake and is the main route toward Norfolk, the Peninsula and Williamsburg. I-464 runs north from I-64 near Greenbrier into downtown Norfolk over the Elizabeth River. I-664 follows the west side past Western Branch to the Monitor-Merrimac Memorial Bridge-Tunnel toward Newport News and Hampton. U.S. 17, called Dominion Boulevard inside the city, runs south from the I-64 and I-464 interchange past Deep Creek and Grassfield toward North Carolina. It crosses the Southern Branch of the Elizabeth River on the fixed-span Veterans Bridge, which uses open-road tolling with no booths. Route 168, the Chesapeake Expressway, is the city-operated toll road from I-64 to the state line and the Outer Banks. It carries heavy beach traffic on summer weekends. Battlefield Boulevard is the everyday north-south spine through Greenbrier, Great Bridge and Hickory. Military Highway, U.S. 13, serves the Indian River and South Norfolk side. Hampton Roads Transit runs bus service in the city. Chesapeake Regional Airport in the southern part of the city handles general aviation, and Norfolk International Airport sits just across the Norfolk line.
Chesapeake Public Schools runs the city's public elementary, middle and high schools and assigns students by home address. The division publishes an attendance-zone map for every school. Two homes a few minutes apart can feed different schools, so check the zone for the exact address before you write an offer. VaHome ties each listing to its high-school zone: Hickory, Grassfield, Great Bridge, Western Branch, Deep Creek, Indian River and Oscar F. Smith. The division also runs high-school academy programs. One is the Governor's STEM Academy at Grassfield High School, a school-within-a-school that admits students from across the city by application. Confirm zoning and program details with the division, since boundaries change as new schools open. For higher education, Tidewater Community College has a Chesapeake campus on Cedar Road. Old Dominion University, Norfolk State University and Regent University are a short drive away in Norfolk and Virginia Beach.
Northwest River Park, the city's largest park, sits on the Northwest River in southeastern Chesapeake with a campground, cabins, paddling and equestrian trails. Chesapeake City Park has the Fun Forest playground, a farmers market and an outdoor concert venue. Oak Grove Lake Park wraps a loop trail around its lake, with platforms for fishing and birdwatching. The Dismal Swamp Canal Trail is a paved multi-use path that follows the canal from Deep Creek to the North Carolina line. Beside it, the Great Dismal Swamp National Wildlife Refuge protects a large remnant of forested swamp that continues into Suffolk and North Carolina. Western Branch has its own shopping in the Chesapeake Square area along Portsmouth Boulevard. Buying in Chesapeake follows the standard Virginia process, with a few local wrinkles. Get pre-approved first so you know your budget and can move quickly when the right home lists. Decide which part of the city fits before you tour. A Greenbrier townhome, a Great Bridge colonial and a Hickory acreage lot are very different searches, and the school zone depends on the exact address. After an accepted offer, order a home inspection and let the appraisal confirm value. In the rural south, ask whether a home is on well and septic rather than city water and sewer. On waterfront property, have any dock, bulkhead or pier inspected too. Many newer subdivisions have a homeowners association, and condos and townhomes add association fees on top of the mortgage. Virginia law entitles you to the association's resale disclosure packet, so read the budget, rules and any pending assessments while your review window is open. Ask your lender and insurer whether flood insurance is required for the specific property, and budget for it if so. Real estate taxes are billed in quarterly installments through the City Treasurer's Office, and the rate shown on this page comes from the city's official figure. A closing attorney or title company handles settlement. Your agent confirms utility transfers and association details before move-in.
