It is all single-family: every home that closed in the last two years was detached, and the median had five bedrooms and about 3,560 square feet. The stock is newer than the rest of the beachfront. Recent sales were built between 1988 and 2000 at the median, mostly three stories, on lots of about an eighth of an acre. There is no homeowners association. Vanderbilt Avenue and Atlantic Avenue run the length of the neighborhood, and the beach access points are public.

Living in Croatan Beach
Croatan has its own beach, calmer than the resort strip a mile north, with surfing at the jetty and the Virginia Aquarium and Owl Creek boat ramp at the back door on General Booth Boulevard. The inlet keeps the resort traffic on the other side. Recent sales were zoned to W.T. Cooke Elementary, Virginia Beach Middle and First Colonial High; confirm zoning by address. Two things define due diligence here. First, NAS Oceana is about three miles west, and every recently sold home sat in a jet-noise contour, most in the 65 to 70 dB band and a few in 70 to 75 dB. Second, evacuation zones vary street by street between A, B and C, though only one of the 19 recent sales was in a FEMA high-risk flood zone.
Croatan is one of the few places in Virginia Beach where a detached oceanfront or ocean-block home can be bought on a conventional lot, and the prices reflect that. Volume is modest, around ten sales a year. Oceanfront rows trade well above the interior streets, and the interior homes are large enough that most buyers are trading up from a beach condo rather than a first home. Pools are common on these lots. Because the homes are 1990s builds, the usual findings are roofs, decking and HVAC at end of life rather than structural issues.
