Should I rent or buy on this PCS?+

Buy if you're here at least 3 years and your BAH covers the mortgage. Rent if your tour is under 2 years, you're uncertain about extensions, or the BAH math is tight. Hampton Roads has averaged ~5% annual appreciation over the last decade, so a 3-year buy with no down payment (VA loan) usually beats renting on long-tour orders. Shorter tours and the math gets harder.

How does the BAH compare across Hampton Roads?+

Hampton Roads is split into two MHAs: Peninsula (VA297, covers Hampton & Newport News, lower BAH) and Southside (VA298, covers Norfolk/Virginia Beach/Chesapeake/Portsmouth, higher BAH). An E-5 with dependents on the Southside gets ~$2,418/mo; same rank Peninsula side gets ~$2,067/mo. If you have base flexibility, the MHA difference can drive a $50K+ swing in max purchase price.

Can I buy a home before I get to town — sight unseen?+

Yes, regularly. About 1 in 3 of our military buyers closes before their report date. We do FaceTime walkthroughs of every showing, send 4K video tours, and handle inspections, appraisal, and closing while you're still at your previous duty station. Coordinated PCS-to-key-in-hand on the same week is normal here.

Which Hampton Roads neighborhoods are best for military families?+

Depends on your base, paygrade, and kid situation. For NSN: Ghent (walkable, urban), Larchmont (quiet, historic), Western Branch (suburban Chesapeake, top schools, ~25 min commute). For Oceana: Red Mill, Strawbridge, Lago Mar (all in the strong VB schools zone, 5–15 min to Oceana). For Langley: Yorktown, Poquoson (great schools, family-feel). How long does the HRBT/MMMBT tunnel commute really take?+

Off-peak (before 6am or after 7pm), HRBT and MMMBT are 5–10 min through. Peak hours (6:30–9am eastbound, 4–6:30pm westbound) it can hit 30–60 min. The MMMBT is usually faster than HRBT in both directions because of fewer lanes feeding it. The HRBT expansion completing in 2026 will roughly double peak throughput. If you live on the Peninsula and work Southside (or vice versa), build your day around avoiding peak — it's the #1 thing locals will tell you.

Are there VA loan limits in Hampton Roads?+

For full-entitlement VA loans (most active-duty), there's no loan limit — you can borrow whatever a lender qualifies you for. The 2026 conforming limit ($806,500) only matters if you've already used part of your entitlement. The funding fee for first-time use is 2.15% of the loan amount; waived for 10%+ disability rating.
