Hampton Roads military FAQ

The questions we get asked most often by PCSing families. If yours isn’t here, call us — we’ve probably been asked it before.

I just got PCS orders to Hampton Roads. Where do I start?+

Start with three things, in order: (1) Pull your BAH for the Norfolk MHA at your paygrade — our calculator does it in 10 seconds. (2) Pick which base you’ll commute to most days; that anchors everything else. (3) Look at the neighborhoods inside a 30-minute commute of that base, filtered by school rating if you have kids. We’ve walked hundreds of military families through this exact sequence — happy to do a free 15-minute call to map it out for you.

Should I rent or buy on this PCS?+

Buy if you’re here at least 3 years and your BAH covers the mortgage. Rent if your tour is under 2 years, you’re uncertain about extensions, or the BAH math is tight. Hampton Roads has averaged ~5% annual appreciation over the last decade, so a 3-year buy with no down payment (VA loan) usually beats renting on long-tour orders. Shorter tours and the math gets harder.

How does the BAH compare across Hampton Roads?+

Hampton Roads is split into two MHAs: Peninsula (VA297, covers Hampton & Newport News, lower BAH) and Southside (VA298, covers Norfolk/Virginia Beach/Chesapeake/Portsmouth, higher BAH). An E‑5 with dependents on the Southside gets ~$2,418/mo; same rank Peninsula side gets ~$2,067/mo. If you have base flexibility, the MHA difference can drive a $50K+ swing in max purchase price.

Can I buy a home before I get to town — sight unseen?+

Yes, regularly. About 1 in 3 of our military buyers closes before their report date. We do FaceTime walkthroughs of every showing, send 4K video tours, and handle inspections, appraisal, and closing while you’re still at your previous duty station. Coordinated PCS-to-key-in-hand on the same week is normal here.

Which Hampton Roads neighborhoods are best for military families?+

Depends on your base, paygrade, and kid situation. For NSN: Ghent (walkable, urban), Larchmont (quiet, historic), Western Branch (suburban Chesapeake, top schools, ~25 min commute). For Oceana: Red Mill, Strawbridge, Lago Mar (all in the strong VB schools zone, 5–15 min to Oceana). For Langley: Yorktown, Poquoson (great schools, family-feel). Our base pages have the full neighborhood breakdowns with drive times and median prices.

How long does the HRBT/MMMBT tunnel commute really take?+

Off-peak (before 6am or after 7pm), HRBT and MMMBT are 5–10 min through. Peak hours (6:30–9am eastbound, 4–6:30pm westbound) it can hit 30–60 min. The MMMBT is usually faster than HRBT in both directions because of fewer lanes feeding it. If you live on the Peninsula and work Southside (or vice versa), build your day around avoiding the tunnels — it’s the #1 thing locals will tell you.

Are there VA loan limits in Hampton Roads?+

For full-entitlement VA loans (most active-duty), there’s no loan limit — you can borrow whatever a lender qualifies you for. The 2026 conforming limit ($806,500) only matters if you’ve already used part of your entitlement. The funding fee for first-time use is 2.15% of the loan amount; waived for 10%+ disability rating.

I need to sell my Hampton Roads home before PCS — what’s the timeline?+

Plan for 90 days from listing to keys handed over: 14 days of prep, ~21 days on market in normal conditions, 30–45 days from contract to close. We’ve sold homes in under 3 weeks during PCS season (May–Aug) and helped clients with VA loan assumptions when the rate makes sense. Get a free 24-hour valuation to start: (757) 777‑7577.

About the Hampton Roads Real Estate Market

Hampton Roads is one of the most dynamic real estate markets on the East Coast, anchored by the largest naval complex in the world at Naval Station Norfolk and home to roughly 120,000 active-duty, reserve, and civilian Department of Defense personnel. The region spans seven cities — Virginia Beach, Norfolk, Chesapeake, Suffolk, Portsmouth, Hampton, and Newport News — plus the Peninsula communities of Williamsburg, Yorktown, and Poquoson, with each market carrying its own personality, school district, and price profile.

Buying or selling here means thinking about more than just a house. Tidewater geography means flood zones, hurricane preparation, and waterfront premiums matter. Military presence means BAH affordability, PCS season inventory crunches (May through August), and VA loan eligibility are top of mind for a meaningful share of every neighborhood. School quality varies block by block, especially across the seven independent city school divisions, and is often the deciding factor for relocating families.

Why Buyers and Sellers Choose VaHome

The VaHome Team — Tom and Dariya Milan with LPT Realty — focuses on the Hampton Roads region with deep expertise in military relocation, VA financing, and the trade-offs that local buyers actually face. From listing strategy that gets your home in front of the right relocating buyer to buyer representation that respects your BAH cap and PCS timeline, the team treats every transaction as a long-term relationship. The site is built to make decisions clearer: BAH-aware search, drive-time mapping to every major installation, neighborhood guides written by people who live here, and a calculator that shows real monthly cost — taxes, insurance, HOA, and PMI included — instead of a teaser headline number.
