I came to this work through the other side of it: buying, fixing and building houses as an investor for more than twenty years before I ever listed one for a client. So when an inspection report lands, I read it like a contractor. When an offer comes in, I read it like the person on the other side. That is where deals are won, and it is the part I enjoy most.
My rule for pricing is simple. Fall in love with the house; let the comps set the number. I will show you the comps.

Most of my clients meet me at the moment a purchase stops being a dream and becomes a stack of deadlines. I like that moment. I keep every date on one calendar we both see, I answer the 9 pm question, and I make sure no thread of a transaction gets dropped between the lender, the title company and the other agent.
Families arriving from another state on a short clock are a specialty. We have closed for buyers who landed ten days before move-in. It works when the file is ready before you are.
