Pungo is the rural southern end of Virginia Beach along Princess Anne Road, in ZIPs 23457 and 23456, south of the city's Green Line where farmland is protected under the Agricultural Reserve Program. Every home that closed in the last two years was detached, and 30 of the 32 reported a lot size; the median was 1.4 acres. The housing stock is unlike the rest of the city: build years run from the 1960s to brand-new, with 1994 the median, and the styles include farmhouses and custom builds alongside older ranches. Living in Pungo
Pungo is farm stands, the Pungo Strawberry Festival each May, and open road. Back Bay, the North Landing River and the Back Bay National Wildlife Refuge are the recreation, and Sandbridge is the nearest beach. The trade-off is distance: the Dam Neck Annex is about eight miles and NAS Oceana about eleven, and groceries mean a drive north to the Red Mill or Nimmo centers. Recent sales were zoned to Creeds Elementary, Princess Anne Middle and Kellam High; confirm by address. Nearly all of Pungo is in hurricane evacuation Zone A, the first zone called, though only two of 31 mapped recent sales sat in a FEMA high-risk flood zone. No recent sale was inside a jet-noise contour.
Pungo is a land market as much as a housing market. Fewer than one sale in ten reported a homeowners association, and most parcels come with the rural checklist: well and septic systems appear in listings south of the Green Line, where public water and sewer are limited, so inspection often includes the septic system, a well test, easements and what the parcel's zoning actually permits.
