Living in Yorktown, VA

York County runs along the south bank of the York River at the top of the Virginia Peninsula. Williamsburg and James City County sit to the west; Newport News, Hampton and Poquoson border it to the south and east. Yorktown, the county seat, is the small waterfront village where the 1781 siege and surrender effectively ended the Revolutionary War. Most homes with a Yorktown address are in the communities around it. Tabb and Grafton line Route 17, Seaford and Dare sit on the creeks toward the Chesapeake Bay, and Lackey is beside the Naval Weapons Station. A separate part of the county wraps the north side of Williamsburg, where Queens Lake, Lightfoot and the Route 199 corridor carry Williamsburg mailing addresses. Housing ranges from brick ranchers and colonials on wooded lots to newer planned communities with sidewalks and pools, plus waterfront homes on the river and its creeks. The York County School Division serves every address in the county, and federal installations are its largest employers.

Getting around

Interstate 64 runs along the county's inland edge and carries most longer trips. It leads northwest to Williamsburg and Richmond, and southeast through Newport News and Hampton to the Hampton Roads Bridge-Tunnel and the Southside. U.S. Route 17, the George Washington Memorial Highway, is the county's main street. It runs from the Newport News line through Tabb and Grafton to Yorktown, then crosses the York River to Gloucester Point on the Coleman Bridge. The Coleman Bridge is a double-swing span that opens for ship traffic, so river commuters plan around openings. Fort Eustis Boulevard (Route 105) links Route 17 at Grafton to Interstate 64 and Fort Eustis. Hampton Highway (Route 134) leaves Route 17 in Tabb and becomes Neil Armstrong Parkway in Hampton. Victory Boulevard (Route 171) runs east from Tabb to Poquoson, and Big Bethel Road heads south into Hampton. Route 199 and Route 60 serve the upper county around Williamsburg and Lightfoot. The Colonial Parkway is the scenic exception, a National Park Service road with no commercial traffic or billboards linking Yorktown, Williamsburg and Jamestown. Newport News/Williamsburg International Airport is a short drive down Route 17 or Interstate 64, and Norfolk International Airport is across the harbor on the Southside.

Schools

The York County School Division serves every address in the county, from Tabb and Grafton to Seaford, the Yorktown village and the upper county near Williamsburg. Its high schools are Tabb High School, Grafton High School, York High School and Bruton High School, plus York River Academy, and neighborhood elementary and middle schools feed into them. Tabb, Grafton and York take their names from the areas they mainly serve, and Bruton covers the upper county on the Williamsburg side. Assignments follow the home address: the division expects students to attend the schools zoned for their parents' or guardians' address. The county publishes attendance-zone maps you can search by address, and the division treats online zone information as informational until registration confirms it. Two homes a short distance apart can feed different schools, so confirm the elementary, middle and high assignment for any property before you write an offer. The division has a reputation for top-rated schools. For higher education, William & Mary is in Williamsburg, Christopher Newport University is in Newport News, and Virginia Peninsula Community College serves the area.

Parks & recreation

Yorktown Battlefield, part of Colonial National Historical Park, preserves the earthworks, redoubts and tour roads of the 1781 siege. The Moore House, where the surrender terms were negotiated, the Nelson House and the Yorktown Victory Monument are all within the village. The Colonial Parkway doubles as a quiet place to walk or bike along the bluffs. On the waterfront, Riverwalk Landing pairs shops and restaurants with piers and a riverside path. Yorktown Beach beside it is a calm, swimmable stretch of the York River. The Watermen's Museum tells the story of the Chesapeake Bay's working watermen. The American Revolution Museum at Yorktown, run by the state's Jamestown-Yorktown Foundation, adds galleries and a re-created Continental Army encampment. County parks handle everyday recreation. New Quarter Park, beside Queens Lake, has hiking and mountain-bike trails, a disc-golf course and kayak launches on the tidal creeks. The McReynolds Athletic Complex holds the ballfields and playgrounds, and Back Creek Park on Goodwin Neck Road has a free boat launch and a dog park. Wolf Trap, Chisman Creek, Kiln Creek and Charles Brown parks serve their own neighborhoods. Water Country USA sits inside the county near Williamsburg, and Busch Gardens is just over the line in James City County. Yorktown Market Days on the waterfront, the Fourth of July celebration and Yorktown Day each October are the year's signature events.

Shopping & dining

Everyday shopping follows the corridors rather than a single downtown. Route 17 through Tabb and Grafton carries the grocery stores, pharmacies, big-box stores and strip centers that handle weekly errands. Victory Boulevard near Kiln Creek adds another cluster on the Newport News line. In the upper county, the Marquis center off Route 199 and the Richmond Road corridor in Lightfoot cover the Williamsburg side. For bigger trips, Newport News's City Center at Oyster Point and the Peninsula's malls are a short drive down Interstate 64. Most residents keep a couple of go-to centers within a few minutes of home. Dining splits into two moods. The corridors offer national chains and local standbys for weeknights. The Yorktown waterfront is the destination, with Riverwalk Landing's restaurants looking out on the river and the Coleman Bridge. A block up the bluff, the village's colonial-era houses, including the Custom House, hold small shops and cafés.

Economy & major employers

Federal installations anchor the county's economy. Naval Weapons Station Yorktown, home to many tenant commands, and the U.S. Coast Guard Training Center Yorktown both sit inside the county. Together with Cheatham Annex and Camp Peary, they hold a large share of the county's land. The York County School Division and the county government are among the largest local employers on the county's own top-employer list. That list also names Sentara Williamsburg Regional Medical Center, Water Country USA, Great Wolf Lodge and the supermarkets along Route 17 and in Lightfoot. Joint Base Langley-Eustis is next door, with Langley Air Force Base in Hampton and Fort Eustis in Newport News. NASA's Langley Research Center in Hampton adds engineering and research jobs. Newport News Shipbuilding, the state's largest industrial employer, is a short commute down Route 17 or Interstate 64. Tourism tied to the Historic Triangle supports the village's restaurants, tours and museums, while William & Mary and Christopher Newport University add institutional employment nearby.

Neighborhoods by area

Tabb fills the southern end of the county along Route 17, Hampton Highway and Victory Boulevard, closest to Newport News, Hampton and the airport. It is the county's busiest residential area, with established subdivisions such as Running Man, Coventry, Yorkshire Downs and Tabb Lakes. Kiln Creek, the large golf-course community that straddles the Newport News line, has its York County villages on this side. Grafton runs up Route 17 through the middle of the county toward Yorktown, with a more wooded, spread-out feel. Established neighborhoods such as Ship Point and Burnt Bridge Run mix with newer construction off Route 17 and Fort Eustis Boulevard. Closer to the village, Yorktown Colonial Heights, Marlbank Farm, Edgehill and Nelsons Grant put you minutes from Riverwalk Landing, the battlefield and the Colonial Parkway. Seaford and Dare occupy the eastern side of the county on Back Creek and Chisman Creek, where larger lots, boat access and creekfront homes are the draw. Lackey, beside the Naval Weapons Station, is the small community between the village and Williamsburg. The upper county wraps the north side of Williamsburg and carries Williamsburg addresses. Queens Lake sits beside New Quarter Park, and newer communities off Route 199 and Mooretown Road include Marquis Hills, Arbordale, Burgesses Quarters and The Reserve at Williamsburg. Skimino Hills and Skimino Farms, near Lightfoot, mark the county's far northwest corner.

Buying a home in Yorktown

Start with a written pre-approval, or proof of funds if you are paying cash, so you can act when the right home appears. Conventional, FHA, VA and USDA loans are all common here; choose a lender who closes your loan type routinely. Decide on your school zone before you tour, then confirm the exact assignment for each address you like. Offers here are written on the standard REIN forms, and your agent prices the offer against recent comparable sales and sets the inspection, appraisal and financing terms. Many newer communities have homeowners associations, and condominiums and townhomes carry their own fee models. Virginia's Resale Disclosure Act gives you three days after receiving the association's resale certificate to cancel without penalty, unless the contract sets a different period. Read the budget, rules and any pending assessments closely in that window. Schedule a full home inspection, and on waterfront or creekfront lots add a look at bulkheads, docks and drainage. Ask your lender early whether flood insurance is required for the specific property, and get a quote before your contingencies expire. The lender orders the appraisal, and a local title company or settlement attorney handles closing. The deed records with the clerk of the York County-Poquoson Circuit Court in Yorktown. The county's Real Estate Assessment Office reassesses property every two years, and the Treasurer bills real estate tax in two installments each year.
