York County VA Homes for Sale: A Local Buyer’s Guide

By VaHome Team||10 min read

York County is the school-and-history corner of Hampton Roads. If you're shopping homes here, you're usually weighing it against Newport News (cheaper, denser), Williamsburg (more historic-tourist), or Virginia Beach (bigger, beachier). York County's pitch is straightforward: top-ranked schools, lower density, fast access to Langley Air Force Base, and home prices that sit between the cheaper Hampton/Newport News market and the higher Williamsburg market.

This guide walks through which York County neighborhoods fit which kind of buyer, what schools you'll be zoned to, what to expect on price, and how the buying process actually unfolds in this market.

York County at a glance

York County wraps around the Yorktown waterfront and stretches west toward Williamsburg. The county is small in population (around 70,000) but punches above its weight on schools, drive times, and lifestyle for military, retiree, and family buyers.

"Most of my York County buyers come for one of three reasons: the schools, a Langley assignment, or they're trading down from a bigger Hampton Roads city in retirement. Almost no one moves here by accident — it's a chosen destination."

Top neighborhoods in York County

York County has dozens of named subdivisions across Yorktown, Tabb, Grafton, and Seaford. The four below come up most often with our buyers because they each represent a clear use case — military, schools-first, active lifestyle, and established community.

Figure 2: Four York County neighborhoods most commonly considered by buyers.

Tabb — the Langley AFB pick

Tabb sits in the southwest part of York County and is the practical choice for families stationed at Langley Air Force Base or Fort Eustis. Twelve to fifteen minutes to base, zoned to Tabb High School (one of the strongest in the division), with a mix of 1980s-2000s ranches and two-story homes. Lots are larger than equivalent Newport News neighborhoods, and the HOAs are looser. Active price band typically $400K-$700K.

Grafton — the schools-first pick

Grafton is the central hub of York County — Walmart, Home Depot, Riverside hospital, Grafton Bethel and Grafton Middle & High Schools all within minutes. New construction is more common here than elsewhere in York County. Families chasing top-ranked elementary, middle, AND high schools all in the Grafton zone tend to land here. Active price band typically $450K-$850K.

Kiln Creek — the active-lifestyle pick

Kiln Creek straddles the York County / Newport News line, but the York County side has the country club, the golf course, and the Tabb HS zoning that buyers usually want. Residents get a private pool, tennis courts, and walking trails. Best for people who'll actually use the amenities. Active price band typically $400K-$650K.

Coventry — the established + amenity-rich pick

Coventry is the slightly older sibling of Kiln Creek — mature trees, established homes, strong HOA, pool, tennis courts, and Tabb HS zoning. If you want walkable to amenities but don't need brand-new finishes, this is the move. Active price band typically $425K-$625K.

Other neighborhoods worth a look

Beyond the big four, several smaller communities are worth exploring depending on what you want:

  • Wythe Creek Farms — large lots, custom-built homes, more privacy. Good for retirees and families who want acreage without going truly rural.
  • Edgehill — one of the more affordable York County neighborhoods. Older homes with character, smaller lots, often the entry point for first-time buyers wanting in to the school district.
  • Seaford — eastern Yorktown, close to the river, generally higher-end ($700K+) with waterfront premiums.
  • Bruton-area York County — western parts close to Williamsburg, zoned to Bruton High. Quieter, more rural, slightly lower price.

York County School Division

The York County School Division (YCSD) is the single biggest reason families relocate here. It routinely ranks in the top 5% of Virginia school divisions and consistently posts above-state-average performance in math, reading, and science. There are four high school zones: Tabb HS, Grafton HS, York HS, and Bruton HS, plus the smaller specialty programs.

If schools are the deciding factor for you, the practical sequence is to pick the high school zone first, then narrow neighborhoods inside that zone. Our schools-near-base directory covers York County schools in detail with current ratings and assigned zones.

Commute times to where you actually need to go

York County's geographic advantage is its position at the top of the Peninsula. Almost every Hampton Roads destination is reachable in under an hour, and the close-in destinations are 10-25 minutes.

DestinationDrive time (non-rush)Rush-hour add
Joint Base Langley-Eustis (Langley AFB side)~15 min+10 min
Joint Base Langley-Eustis (Fort Eustis side)~20 min+10 min
Naval Weapons Station Yorktown~10 min+5 min
Williamsburg / W&M campus~10 min+5 min
Newport News Shipbuilding~20 min+15 min
Naval Station Norfolk~40 min+20 min (HRBT)
Richmond (downtown)~50 min+15 min

The Norfolk commute is the only one that's genuinely tough — the Hampton Roads Bridge-Tunnel adds significant time during shift-change windows. If your spouse works at NavSta and you'll both be commuting, York County may not be the right fit; Chesapeake or Virginia Beach are more sensible for that case.

What homes cost (and what's typically available)

Active York County listings on VaHome at the time of writing range from about $140K (smaller condos in Yorktown) to nearly $1.9M (waterfront estates in Seaford). The most common single-family band is $450K-$700K. Townhouses and condos are available but inventory is thinner than in Newport News or Hampton.

How York County compares to neighbors

For the same money, in 2026 you can typically buy:

  • Newport News — bigger house, less space, weaker schools (with exceptions like Hilton Village)
  • York County — mid-sized house, more space, top-ranked schools
  • Williamsburg — smaller house, premium for the historic / golf community / W&M proximity
  • Virginia Beach — varies wildly; oceanfront premium dominates

York County's position in the middle is exactly why families chasing schools end up here — you're paying a school-district premium over Newport News but not the historic-Williamsburg or oceanfront-Virginia-Beach premium.

Military families: bases, BAH, VA loans

York County is overwhelmingly a Langley AFB / Fort Eustis market. Naval Weapons Station Yorktown is technically the closest base for some neighborhoods but it's smaller in personnel.

BAH headroom

Yorktown ZIP codes (23690, 23692, 23693, 23696) all sit inside the Hampton Roads Military Housing Area for BAH purposes. An E-7 with dependents typically lands in the $400K-$500K range comfortably under BAH cap; an O-3 with dependents has options up through about $600K. Run your specific paygrade against current BAH at our BAH calculator.

VA loan note

York County sellers are very familiar with VA loans — Langley and Fort Eustis volume means most listing agents know how to read a VA pre-approval letter and know the appraisal-and-inspection timeline. You will not be at a disadvantage as a VA buyer here the way you might be in some markets.

The buying process, step by step

1. Get pre-approved (not just pre-qualified)

Pre-approval is a real underwriter look at your finances. Pre-qualification is a quick credit-pull and a guess. In a competitive school-zone market like York County, sellers will not take a pre-qual letter seriously. Get the pre-approval and a current rate quote in writing.

2. Pick the school zone first, then the neighborhood

If you have or plan to have school-age kids, decide between Tabb HS, Grafton HS, York HS, or Bruton HS BEFORE you set Saturday touring routes. Otherwise you'll spend two weekends touring homes that aren't even in your preferred zone.

3. Tour with an agent who knows YCSD zoning

Generic Hampton Roads agents will lump "York County" together. Local agents know exactly which streets sit on which side of a school zone line. Same goes for HOA differences, flood-plain quirks, and Langley flight-path noise corridors.

4. Move fast on the right house

The best-priced homes in Tabb/Grafton/Kiln Creek school zones often see multiple offers within days of listing. Have your earnest money, pre-approval, and inspector ready before you tour, not after.

5. Inspection, appraisal, closing

Standard 30-45 day timeline. VA loans can be tighter on appraisal — the VA appraiser looks at safety and habitability beyond just market value, so older homes occasionally need pre-closing repairs. Build a 2-week cushion into your move date if you're using a VA loan on a 1970s-era home.

Investment + rental angle

York County is a credible rental market because of constant Langley/Fort Eustis turnover. Rotating military families need quality short-to-mid-term rentals near base. Single-family rentals in Tabb, Grafton, and Kiln Creek typically clear 0.6-0.8% of purchase price per month in rent — not the strongest cash-on-cash in Hampton Roads (Norfolk and Newport News do better) but solid appreciation potential because the school-district scarcity holds value.

York County FAQ

Is York County, VA a good place to live?

For families with school-age kids, military families assigned to Langley AFB or Fort Eustis, and retirees who want suburban Hampton Roads with low density — yes, demonstrably. The school district consistently ranks in the top 5% of Virginia, crime is well below state average, and access to bases and Williamsburg is excellent. It's less ideal if you need to commute to Naval Station Norfolk daily.

What is the median home price in York County?

Median asking prices on active VaHome listings in 2026 sit around $590K, with a typical single-family band of $450K-$700K. Range goes from sub-$200K (small condos and starter homes in Yorktown) up to $1.9M+ (waterfront estates in Seaford).

What's the best school zone in York County?

All four York County HS zones (Tabb, Grafton, York, Bruton) are strong. Tabb and Grafton have the highest demand from buyers we work with — not necessarily because they outperform academically, but because their neighborhood inventory and proximity to Langley make them most practical for the typical York County buyer.

How far is York County from Naval Station Norfolk?

Roughly 40 minutes in non-rush traffic, 60+ minutes in rush hour due to the Hampton Roads Bridge-Tunnel. If your duty station is NavSta Norfolk, York County is a stretch — consider Hampton, Newport News, or moving across the bridge to a Norfolk neighborhood instead.

Are York County property taxes high?

York County property taxes are competitive with neighboring jurisdictions and lower than Williamsburg city. The exact rate is set annually by the Board of Supervisors; check the current rate at the York County Treasurer's office before you budget.

Can I tour York County homes virtually?

Yes. Most experienced agents in this market offer live FaceTime tours, recorded walk-throughs, and electronic closings. PCS military families regularly close on York County homes without ever physically visiting before move-in day — ask any agent you interview to walk through their virtual-tour workflow before you sign.

About the Hampton Roads Real Estate Market

Hampton Roads is one of the most dynamic real estate markets on the East Coast, anchored by the largest naval complex in the world at Naval Station Norfolk and home to roughly 120,000 active-duty, reserve, and civilian Department of Defense personnel. The region spans seven cities — Virginia Beach, Norfolk, Chesapeake, Suffolk, Portsmouth, Hampton, and Newport News — plus the Peninsula communities of Williamsburg, Yorktown, and Poquoson, with each market carrying its own personality, school district, and price profile.

Buying or selling here means thinking about more than just a house. Tidewater geography means flood zones, hurricane preparation, and waterfront premiums matter. Military presence means BAH affordability, PCS season inventory crunches (May through August), and VA loan eligibility are top of mind for a meaningful share of every neighborhood. School quality varies block by block, especially across the seven independent city school divisions, and is often the deciding factor for relocating families.

Why Buyers and Sellers Choose VaHome

The VaHome Team — Tom and Dariya Milan with LPT Realty — focuses on the Hampton Roads region with deep expertise in military relocation, VA financing, and the trade-offs that local buyers actually face. From listing strategy that gets your home in front of the right relocating buyer to buyer representation that respects your BAH cap and PCS timeline, the team treats every transaction as a long-term relationship. The site is built to make decisions clearer: BAH-aware search, drive-time mapping to every major installation, neighborhood guides written by people who live here, and a calculator that shows real monthly cost — taxes, insurance, HOA, and PMI included — instead of a teaser headline number.
