FAQ
As of October 22, 2026, REIN MLS shows 464 homes for sale in Newport News — houses, condos, townhomes and lots — not counting 230 homes under contract. Of the 464 for sale, 49 have been listed since October 16 and 187 have had a price cut. Lots and land make up 24 of them; the tables on this page count those separately.
The median list price of the 464 homes for sale in Newport News is $315,000 as of October 22, 2026. The typical listing is 1,605 square feet, or about $194 per square foot. The $300K–$400K range has more homes for sale (139) than any other price range; lots are not counted. The median active listing has been on the market 18 days (REIN, active listings).
ZIP code 23608 (Upper Denbigh) has the most, with 110 homes for sale at a median list price of $336,650, followed by 23602 (Denbigh / Kiln Creek) with 95 at $327,000. Among the 7 Newport News ZIP codes with at least 3 homes for sale, 23606 (Oyster Point / Port Warwick) has the highest median list price, $460,000, across 62 homes. These counts leave out lots and land.
Newport News Public Schools (NNPS) serves homes in the city and assigns schools by address. Zones can change, so check the address with NNPS first. Among high school zones, Menchville has the most homes for sale (116), followed by Heritage (100) and Denbigh (87).
The city's general real estate tax rate for FY 2026-27 is $1.18 per $100 of assessed value. The City Treasurer bills real estate taxes in two installments, due December 5 and June 5. Look up a specific home's assessment with the City of Newport News Real Estate Assessor before you make an offer.
Hilton Village is a planned neighborhood along Warwick Boulevard and the James River, laid out in 1918 to house shipyard workers and listed on the National Register of Historic Places. Its English-village street plan, brick and stucco cottages, small commercial strip on Warwick Boulevard and riverfront park make it a landmark address in the middle of the city, with Riverside, Brandon Heights and Hidenwood beside it. Homes there are older than most of the city's housing, so inspections tend to focus on original systems and any additions.
City guide
Newport News runs along the north shore of the James River, from the Hampton Roads harbor to the James City County line. The city is narrow and more than thirty miles long, and that shape divides it into three parts. The south end holds the downtown historic district, Newport News Shipbuilding and the city's oldest homes near the Hampton line. The middle is built around Oyster Point, where City Center and Port Warwick add townhomes and condos beside established neighborhoods such as Hilton Village, Riverside and Hidenwood. The upper end takes in Denbigh, Kiln Creek, Lee Hall and Fort Eustis, with Newport News Park and the airport between them. Interstate 64, Jefferson Avenue and Warwick Boulevard run the full length of the city. Most addresses are described by their corridor and their third of the city. The James River Bridge crosses to Isle of Wight County and the Monitor-Merrimac Memorial Bridge-Tunnel crosses to Suffolk.
Interstate 64 is the spine of Newport News. It enters from Hampton at the south end and leaves toward Williamsburg and Richmond at the upper end, with exits spaced along the way. Jefferson Avenue and Warwick Boulevard (U.S. 60) run parallel to it for the length of the city. Nearly every neighborhood, school and shopping center hangs off one of those two roads. Cross streets such as Mercury Boulevard, J. Clyde Morris Boulevard, Oyster Point Road and Denbigh Boulevard tie the three corridors together. Interstate 664 runs through the south end of the city and crosses the Monitor-Merrimac Memorial Bridge-Tunnel to Suffolk and Chesapeake. U.S. 17 crosses the James River Bridge from Huntington Park to Isle of Wight County. Trips to Norfolk and Virginia Beach use I-64 through Hampton and the Hampton Roads Bridge-Tunnel, and the tunnel is the crossing to plan around at rush hour. Newport News/Williamsburg International Airport sits off Jefferson Avenue in the upper end of the city. The Newport News Transportation Center on Bland Boulevard is about a mile from the airport. It is the southern end of Amtrak's Northeast Regional service and a hub for Hampton Roads Transit buses. Most daily trips are by car, and drive times depend more on which third of the city you are in than on distance.
Newport News Public Schools (NNPS) is a single citywide division, so every address in the city is zoned to one elementary, one middle and one high school. The zones follow the city's length, which means two homes a few blocks apart can feed different schools. The five zoned high schools are Denbigh High School, Heritage High School, Menchville High School, Warwick High School and Woodside High School. NNPS also runs magnet and specialty programs that draw students from across the city, including a STEM academy and an environmental science magnet at the elementary level. Some school buildings are part of the city's history; Hilton Elementary was included in the original Hilton Village plan and is still in use. Zones change, so confirm the assigned schools for a specific address with the division before you write an offer. The schools section above shows which zones the current listings fall in. For higher education, Christopher Newport University is a public university on Warwick Boulevard in the middle of the city. Virginia Peninsula Community College serves the wider Peninsula, and the College of William & Mary is a short drive up I-64 in Williamsburg.
Newport News Park, in the upper end of the city around the Lee Hall Reservoir, is one of the largest municipal parks in Virginia. It has wooded trails, fishing and paddling on the reservoir, a campground and a disc golf course. The city's Newport News Golf Club at Deer Run is next door. The Mariners' Museum and Park sits in the middle of the city beside Riverside and Hilton Village. The Noland Trail loops Mariners' Lake for about five miles through the woods. Inside, the USS Monitor Center is built around artifacts recovered from the Civil War ironclad. Nearby on J. Clyde Morris Boulevard, the Virginia Living Museum combines native wildlife exhibits, an aquarium and a planetarium. Huntington Park, at the foot of the James River Bridge, has a river beach, a tennis center, a botanical garden and the Virginia War Museum. Riverview Farm Park off Menchville Road and Denbigh Park on the Warwick River, with its boat ramp and fishing pier, serve the upper end. King-Lincoln Park sits on the harbor in the southeast, and Endview Plantation near Lee Hall is a city-owned historic site. Fort Eustis is home to the U.S. Army Transportation Museum, and the James River shoreline turns up at parks and boat ramps along the whole western edge of the city.
The commercial center of Newport News is Oyster Point, in the middle of the city. City Center at Oyster Point is a walkable district built around a fountain plaza, with restaurants, shops, offices, a hotel and conference center and a movie theater. Port Warwick, a short distance away at Jefferson Avenue and Loftis Boulevard, centers on Styron Square. The square is a town green ringed by independent restaurants, cafes and shops with residences above. Patrick Henry Mall, off Jefferson Avenue nearby, anchors the city's mainstream retail. The Tech Center Research Park beside Jefferson Lab adds newer offices and research space to the same corridor. Hilton Village's Main Street along Warwick Boulevard has locally owned boutiques, antique shops, galleries, restaurants and an Art Deco theater. Outside those centers, everyday retail strings along Jefferson Avenue, Warwick Boulevard and Denbigh Boulevard. A grocery store is rarely far away in any part of the city. Seafood comes straight off the boats at Menchville Marina on Deep Creek. For a night out, the Ferguson Center for the Arts at Christopher Newport University hosts concerts and touring shows. The Downing-Gross Cultural Arts Center in the southeast end adds theater and exhibitions.
Newport News Shipbuilding, a division of Huntington Ingalls Industries, is the city's largest employer and Virginia's largest industrial employer. The yard at the south end of the city is the only shipyard in the country that builds and refuels nuclear-powered aircraft carriers. It also builds submarines for the U.S. Navy. The Fort Eustis side of Joint Base Langley-Eustis, in the upper end, is the other anchor, adding Army, civilian and contractor jobs. Between them, the economy spreads across several sectors. Jefferson Lab, the Thomas Jefferson National Accelerator Facility, is a federal physics laboratory beside the Tech Center Research Park in Oyster Point. Ferguson, the largest U.S. distributor of plumbing and HVAC supplies, is headquartered in the city, and manufacturers including Canon Virginia, Liebherr, Muhlbauer and Printpack run plants here. Health care employers include Riverside Regional Medical Center and the wider Riverside Health system, along with Bon Secours Mary Immaculate Hospital in Denbigh. Christopher Newport University, Newport News Public Schools, the City of Newport News, the airport and the port and logistics businesses along the river round out the base. That mix keeps housing demand steady across all three parts of the city.
In the south end, Downtown Newport News, the city's historic core beside the shipyard, holds the oldest housing in the city along with the North End streets near West Avenue. Stuart Gardens, off Chestnut and Marshall Avenues, mixes single-family homes with a landmark 1940s garden-apartment complex. Farther up, Newmarket Village sits near Jefferson Avenue and Mercury Boulevard on the Hampton line. In the middle of the city, Hilton Village, laid out in 1918 for shipyard workers and listed on the National Register, is the best-known address. Brandon Heights, Riverside and Hidenwood sit beside it along the James. Ivy Farms and Spring Trace sit off Warwick Boulevard and J. Clyde Morris Boulevard near Christopher Newport University, while Green Oaks, Glendale and Deer Park lie closer to Jefferson Avenue. Oyster Point and Port Warwick add condos and townhomes around City Center and Styron Square. Deerfield / Windsor and the Warwick corridor neighborhoods fill the stretch between the middle and the upper end. In the upper end, Denbigh is the largest area. Its established subdivisions include Colony Pines, Windsor Great Park, Stoneybrook Estates, Runnymede and Woodcreek. Courthouse Green, Lees Mill and Denbrook Station are townhome communities, and Huntington Pointe is the newer master-planned addition. Sonoma Woods sits near the airport and Patrick Henry Mall. Quail Run, Summerlake, Peach Orchard and Menchville run toward the Warwick River, with Shore Park and Beechwood on the water. Kiln Creek is a large golf-course community that crosses into York County, and Carleton Falls and Reservoir sit near Lee Hall beside Newport News Park.
Buying in Newport News follows the same steps as the rest of Hampton Roads. Start with a lender and a pre-approval letter; conventional, FHA, VA and USDA loans are all common here, and sellers are used to each. Decide which third of the city fits your daily routine before you tour. The drive from Lee Hall to the shipyard is a different commute from Hilton Village to Oyster Point. Once you are under contract, order a home inspection. Older homes in the south end and the middle of the city deserve a close look at roofs, wiring, plumbing and drainage. Ask about permits on any renovation. Many upper-end subdivisions and nearly all townhome and condo communities have a homeowners or condo association. Read the association's documents, budget and rules during your contingency period, and note that condo fees usually cover the building exterior while HOA dues do not. The lender orders an appraisal for the address and tells you whether flood insurance is required. If it is, get a quote before your contingencies expire so the premium is in your monthly number. The city reassesses real estate every year, and the City Treasurer bills the taxes; the property-taxes section of this page lists the offices, the current rate and the due dates. A local settlement attorney or title company handles closing, and a final walkthrough comes just before you sign.
