Methodology and sources

  • Rows counted. Residential closed sales reported to REIN MLS in Newport News, Virginia (REIN city “Newport News”): status Sold, property type Residential, close price above $0, rentals, land, multi-family and commercial excluded. Each sale is placed in the calendar month of its close date.
  • Closed sales is a count. Median sold price, median $/sq ft and median days on market are true medians of the month's closings; days on market is REIN's own days-on-market field for the listing. Averages are not used anywhere on this page because single sales move them.
  • $/sq ft guard. Price per square foot is close price ÷ REIN living area. A closing enters the median only when it has a living area above zero and its $/sq ft falls between $25 and $2,000; closings outside that range are almost always a data-entry error in the price or area field, and the count removed is printed with every figure.
  • New listings counts residential listings whose REIN list date falls in the month. For sale today counts residential listings in Active, New Listing or Coming Soon status without a contingency at the time this page was compiled; under contract counts listings in Under Contract status. Months of supply = for-sale-today ÷ the latest complete month's closed sales.
  • Coverage. VaHome.com's own capture of REIN closings began in early 2026, so the series starts at Mar 2026 — the first month that followed a full month of capture. Nothing before that is shown, modeled or back-filled from third-party figures.
  • Year-over-year. A same-month-last-year comparison appears only when it can be computed from these same rows, which means from February 2027 onward. VaHome.com does not republish REIN's published market reports, charts or year-over-year figures.
  • Update cadence. Updated in place; a month's figures can shift for a few weeks after it closes as late-reported closings arrive, and the Last updated date above records the compile. This URL is permanent — there are no per-month pages.
