Green Run Collegiate Admission: 2027 Guide for Home Buyers

By Tom Milan|Updated |9 min read

Green Run Collegiate has no attendance zone, so no house "feeds" it. It is a public charter high school run by Virginia Beach City Public Schools (VBCPS), and students get in by applying and, when applications outnumber seats, through a student selection lottery. For fall 2027, applications are due January 22, 2027 at 5:00 p.m. and the lottery is held January 28, 2027. What a home purchase does decide is Virginia Beach residency, which charter eligibility depends on, and the regular schools a student is zoned for if a seat does not come through. Below: the 2027 timeline, school facts, Virginia Beach prices and how to choose a home around the lottery.

Market figures are VaHome analysis of REIN MLS data, September 2026. The tax rate is the City of Virginia Beach rate for fiscal year 2026–27.

Key takeaways at a glance

  • Admission is by application and lottery, not by address. Buying in Green Run or any other neighborhood does not reserve a seat.
  • Fall 2027 cycle: applications opened October 22, 2026; information night November 18, 2026; applications due January 22, 2027 at 5:00 p.m.; lottery January 28, 2027; intent due February 26, 2027.
  • The school serves grades 9–12 at 1700 Dahlia Drive (23453), on the Green Run High School campus, and offers three International Baccalaureate (IB) pathways.
  • Virginia Beach median sale price: $442,500 in September 2026, with a median 17 days on market (VaHome analysis of REIN MLS data).
  • Real estate tax: $0.97 per $100 of assessed value citywide (FY 2026–27), outside special service districts such as Sandbridge.
For Green Run Collegiate, the address that matters is any Virginia Beach address. The lottery decides the seat, and the street address decides every school a student attends without one.

About Green Run Collegiate

Green Run Collegiate (GRC) opened in 2013 as a public charter school inside VBCPS. It shares the Green Run High School building at 1700 Dahlia Drive but operates as a separate school, and VBCPS lists it with its academies and advanced programs, which arrange admission through their own processes. The Virginia Department of Education reports grades 9–12 and a fall 2025 enrollment of 401.

The school offers three IB pathways: the Middle Years Programme, the Diploma Programme and the Career-related Programme. The IB school directory lists all three as authorized in 2015. For 2025–26, VDOE rates GRC Fully Accredited and reports a 100% four-year on-time graduation rate in each of the last three years, Advanced Studies Diplomas for 82.1% of the Class of 2026 and chronic absenteeism of 8.9%.

How admission works (no attendance zone)

Virginia law opens charter school enrollment to any child who resides in the relevant school division and fills the seats by lottery when space is limited; the waiting list is ordered by lottery too (Code of Virginia § 22.1-212.6). In practice, that means:

  • No feeder neighborhoods. The Green Run, Holland and Lynnwood areas around the campus have no admission advantage over any other part of the city.
  • Residency matters, not the ZIP code. A home anywhere in Virginia Beach meets the residency side. Ask the school what proof of residency it needs and by when, especially if you will close after the application deadline.
  • Re-apply each year. VBCPS says students on a waiting list must re-apply for the next school year, and the list stays active only until the last business day before the first day of school.

Virginia Beach home prices going into 2027

Because eligibility is citywide, the useful price picture is Virginia Beach as a whole. In September 2026, 502 homes closed in Virginia Beach at a median $442,500, or $251 per square foot, with a median 17 days on market. That is up from a $410,000 median in March 2026. June 2026 was the busiest month since VaHome began compiling closings in March, at 669. VaHome does not publish a Green Run Collegiate price figure, because the school has no zone to measure. For month-by-month numbers, see the Virginia Beach housing market report, and to see what is listed now, browse Virginia Beach homes for sale.

The schools your address does decide

Every Virginia Beach address has zoned elementary, middle and high schools, and those are where a student goes without a charter or academy seat. Zones follow the street address and can split a neighborhood, so look up each home in the VBCPS School Locator before you write an offer.

Many homes near the Dahlia Drive campus are zoned for Green Run High School, a separate school in the same building, which has a VaHome School Score of 4.8 out of 10 for 2025–26 (around the state average). Scores for every other zoned school are on the Virginia Beach schools page, and our Virginia Beach high schools comparison lays out all 11 comprehensive high schools along with the division's academies.

Cost of ownership in Virginia Beach

Virginia Beach's real estate tax rate is $0.97 per $100 of assessed value (FY 2026–27). On a home assessed at the September 2026 median of $442,500, that comes to about $4,292 a year. Bills are due in two installments, December 5 and June 5, and the assessor reassesses every year; look up any parcel through our Virginia Beach property search. Also budget for:

  • Homeowners insurance, which varies with the home's age, roof and construction; get a quote during your due diligence.
  • Flood insurance, required by lenders when the home sits in a FEMA Special Flood Hazard Area.
  • HOA or condo dues, where they apply; many townhome communities have them, and many older neighborhoods have none.
  • The city stormwater utility fee, billed per parcel.

Pull the FEMA flood map for the specific address.

Flood zones in Virginia Beach can change from one street to the next. Check the address on the FEMA Flood Map Service Center and get a written flood insurance quote before your inspection period ends.

How to plan a home purchase around Green Run Collegiate

  1. Apply on the school's calendar, not the closing calendar. Applications for fall 2027 close January 22, 2027. Ask the school how to apply if you are relocating and do not yet have a Virginia Beach address.
  2. Choose a home you would be happy with if the lottery says no. Check its zoned elementary, middle and high schools in the School Locator, and confirm them again before you go firm.
  3. Check bus service. VBCPS says students in citywide and academy programs can use the Citywide Bus Route System if they register for transportation through their school, and some programs limit the geographic area they serve. Ask before you assume a bus for a given address.
  4. Drive the school run. Time the morning trip from each home to 1700 Dahlia Drive.
  5. Get fully pre-approved. An underwritten approval makes an offer stronger. See our first-time home buyer guide.
  6. Price with true comparables. Compare similar homes, the same property type and the same part of the city, not the citywide median.
  7. Do the inspection, appraisal and flood quote, then close with a Virginia settlement agent. Confirm wire instructions by phone before sending any funds.

Mistakes to avoid

  • Paying more for a "Green Run Collegiate zone" home. There is no such zone. A listing that says it is zoned for GRC is wrong.
  • Missing the January deadline. GRC's January 22, 2027 deadline is later than the January 6, 2027 deadline for the other VBCPS academies, so do not confuse the two.
  • Ignoring the zoned schools. They are the plan for any student without a seat, and for younger children in the household.
  • Assuming neighborhood equals school zone. Zones can split inside a single subdivision.
  • Skipping FEMA flood verification. Flood exposure in coastal Virginia reaches well beyond obvious waterfront streets.
  • Maxing out the pre-approval. Choose a monthly payment you are comfortable with, not the lender's maximum.

Green Run Collegiate: home buyer FAQ

Which neighborhoods are zoned for Green Run Collegiate?

None. Green Run Collegiate is a charter school with no attendance zone. Students apply, and when applications exceed the seats, a lottery decides admission.

Does living near Green Run Collegiate improve the odds?

No. Virginia's charter school law fills limited seats by lottery among eligible applicants who live in the school division. Nothing in it favors one neighborhood over another.

When is the Green Run Collegiate application due for fall 2027?

January 22, 2027 at 5:00 p.m. The lottery is January 28, 2027, decision letters go out January 29, and intent is due February 26, 2027.

What grades and programs does Green Run Collegiate offer?

Grades 9–12, with the IB Middle Years Programme, Diploma Programme and Career-related Programme. The school's site also lists courses such as IB Design Technology and IB Sports, Exercise and Health Science.

Are property taxes the same across Virginia Beach?

Mostly. The general rate is $0.97 per $100 of assessed value (FY 2026–27) regardless of neighborhood or school; a few special service districts, such as Sandbridge, carry their own rate.

Can I use a VA loan to buy in Virginia Beach?

Yes, for eligible borrowers buying a primary residence that meets VA's property requirements. Browse VA-loan-friendly homes in Hampton Roads.

What happens if my child does not get a seat?

The student attends the zoned schools for your address and can stay on the waiting list until the last business day before school starts, then re-apply for the next year.

What's the best time of year to buy in Virginia Beach?

Of the months VaHome has compiled so far in 2026, June had the most closings (669); September had 502 (VaHome analysis of REIN MLS data). Late fall and winter usually bring fewer competing buyers, which can mean more room to negotiate.

About the Hampton Roads Real Estate Market

Hampton Roads is one of the most dynamic real estate markets on the East Coast, anchored by the largest naval complex in the world at Naval Station Norfolk and home to roughly 120,000 active-duty, reserve, and civilian Department of Defense personnel. The region spans seven cities — Virginia Beach, Norfolk, Chesapeake, Suffolk, Portsmouth, Hampton, and Newport News — plus the Peninsula communities of Williamsburg, Yorktown, and Poquoson, with each market carrying its own personality, school district, and price profile.

Buying or selling here means thinking about more than just a house. Tidewater geography means flood zones, hurricane preparation, and waterfront premiums matter. Military presence means BAH affordability, PCS season inventory crunches (May through August), and VA loan eligibility are top of mind for a meaningful share of every neighborhood. School quality varies block by block, especially across the seven independent city school divisions, and is often the deciding factor for relocating families.

Why Buyers and Sellers Choose VaHome

Tom & Dariya Milan, Realtors focus on the Hampton Roads region with deep expertise in military relocation, VA financing, and the trade-offs that local buyers actually face. From listing strategy that gets your home in front of the right relocating buyer to buyer representation that respects your BAH cap and PCS timeline, the team treats every transaction as a long-term relationship. The site is built to make decisions clearer: BAH-aware search, drive-time mapping to every major installation, neighborhood guides written by people who live here, and a calculator that shows real monthly cost — taxes, insurance, HOA, and PMI included — instead of a teaser headline number. Brokered by LPT Realty.
