Assessed value vs. market value

The assessed value is the value the City of Virginia Beach uses to figure your tax bill. Virginia law asks assessors to value property at fair market value.

Still, an assessment is a mass appraisal. It values every parcel as of one date, using sales and records.

Market value is what a buyer pays today. It depends on condition, updates and recent sales nearby. So a sale price can land above or below the assessment.

Virginia Beach property search FAQ

How do I look up a property in Virginia Beach?

Use the Property Assessment Search from the City of Virginia Beach Real Estate Assessor. Enter a street address to see the assessed value and parcel details. The site is run by the City of Virginia Beach, not by VaHome.com.

Is the Virginia Beach assessment the same as market value?

Not always. Virginia law asks assessors to value property at fair market value. But the assessment is a mass appraisal set as of one date. A sale price reflects one buyer and one seller on one day. Recent sales of similar nearby homes are a better guide to today's price.
