01 — Welcome to the region

The largest naval community on Earth — and a great place to call home

Hampton Roads is the harbor region of coastal Virginia: seven cities wrapped around the Chesapeake Bay and the Elizabeth, James & York rivers, anchored by the world's largest naval base. For a military family, it's rare — a true big-city base footprint with beach-town livability and a cost of living that stays well under comparable coastal metros.

🌊

Geography

Two halves split by water — the Southside (Virginia Beach, Norfolk, Chesapeake, Suffolk, Portsmouth) and the Peninsula (Hampton, Newport News, Williamsburg). Bridges & tunnels connect them.

⚓

Military presence

Navy, Air Force, Army, Coast Guard & joint commands — plus NATO's only command on U.S. soil. Defense drives roughly 40% of the regional economy, so your orders won't feel out of place here.

☀️

Climate & lifestyle

Mild four-season coastal weather, miles of beach & bay, a deep food/brewery scene, and a famously welcoming military culture.

💵

Cost of living

Norfolk runs about 9% below the U.S. average, and the region stays well under comparable coastal metros. BAH is set on one rate area, so it stretches further inland than at the oceanfront.

Need to know — the water shapes everything

Your commute is defined by the tunnels (HRBT, MMMBT, Downtown/Midtown). Newport News to NAS Oceana is 46 miles and about 68 minutes at 8 AM — from central Virginia Beach the same base is 22. Same gate, completely different morning, which is why we map your exact commute first.

02 — Military installations

Find your base, then build your search around the commute

Pick the gate you'll drive to every morning. These five anchor most PCS moves — but Hampton Roads has 18 installations in all, across every service branch.

03 — Where should you live?

Match the city to how you actually live

Every Hampton Roads city has a personality. Start with your priority — then we narrow by base commute, schools, and BAH.

👨‍👩‍👧 Families

Chesapeake · Suffolk

Top-rated schools, newer neighborhoods, space, and central commutes to most Southside bases.

🌅 Waterfront

Virginia Beach · Norfolk

Oceanfront, Chesapeake Bay, and river homes — from condos to deep-water docks.

💲 Budget-friendly

Portsmouth · Newport News

The most home per dollar, plenty under BAH, and revitalizing historic districts.

✨ Luxury

VB (North) · Williamsburg

Estate, golf, and waterfront living with VA-loan-eligible options well into 7 figures.

🚶 Walkability

Norfolk (Ghent/Downtown)

Cafés, the Tide light rail, and historic streets — the most urban feel in the region.

🚗 Commute-first

Greenbrier · Bayside

Pockets positioned to dodge the tunnels — the secret to a sane morning drive.

Commute reality check

Real weekday 8 AM drive times (with live traffic, via Google Routes) by city→ base. Lower is better; this is where the tunnels show up.

Rule of thumb: live on the same side as your base. A Peninsula base (Langley–Eustis) almost always means a Peninsula home; a Southside base means Southside. Crossing the HRBT daily is the #1 PCS regret here.

04 — Buying during your PCS

Buy before you move — keep your BAH, skip base housing

Many families default to base housing — or scramble to house-hunt after they land. You don't have to. With video tours and a local agent as your eyes, you can go under contract before you leave, close the week you arrive, and start building equity instead of forfeiting your BAH.

"We closed before our report date and moved straight in. No base housing, no storage, no double move."

VA loan, 0% down

No down payment, no PMI, reusable entitlement. We work only with VA-specialist lenders who know the Norfolk MHA.

Protected remotely

Inspection + VA-appraisal contingencies are your safety net — renegotiate or walk if something's off, sight-unseen and all.

90 days out

Lay the groundwork

Confirm orders, pull your VA COE, lock your BAH paygrade (Norfolk MHA), get pre-approved with a VA lender, and get on auto-search.

60 days out

Tour by video & shortlist

Pick 3–5 neighborhoods by base + schools + BAH. Walk your top homes on live video; we send 3D aerials and commute footage.

45 days out

Go under contract

Write the offer on your favorite, with inspection + appraisal contingencies. Schedule closing 2–5 days before your report date.

30 days out

Lock financing & logistics

Lock your rate, run the FEMA flood check, and time your HHG delivery to your keys date.

Arrival week

Move straight in

Close on your report date, get keys, HHG delivers to the new home. If dates slip, a short seller rent-back — not a stint in base housing.

How local guidance reduces stress

A national lead-routing site can't drive your commute, read your AICUZ jet-noise zone, or warn you about a flood-prone street. We can — we live here.

  • We verify schools by zone, not city average.
  • We pull FEMA flood maps before you remove a contingency.
  • We time the closing to your report date so HHG lands once.

07 — Questions, answered

Your PCS-to-Hampton-Roads questions

The things every family asks us before they move.

Can I really buy a home before I arrive?
Yes — it's how many of our military families do it. You tour by live video and 3D aerial, we're your boots on the ground, and you close remotely on (or just before) your report date. No base-housing waitlist, no rushed decision after you land.
How much is BAH in Hampton Roads?
Hampton Roads has two rate areas. Southside installations — Norfolk, Oceana, Little Creek, Dam Neck, the Portsmouth bases — use the Norfolk/Portsmouth MHA (VA298). Peninsula installations — Langley–Eustis and NWS Yorktown — use the Hampton/Newport News MHA (VA297), which pays $108–$225/mo less at the same paygrade. The amount depends on your paygrade and dependent status, and it stretches noticeably further in lower-median cities like Chesapeake, Suffolk, and Newport News. Run your number with our BAH tool.
Can I use my VA loan more than once?
Yes. VA-loan entitlement is reusable — 0% down, no PMI, competitive rates — and it can be restored after you sell. In some cases you can even carry more than one VA loan at a time. We only work with VA-savvy lenders who know this market.
Should I rent or buy on a 3-year tour?
If you'll be here three or more years, buying often beats renting — you build equity instead of handing it to a landlord, and a future PCS can turn the home into a rental. We'll run a rent-vs-buy on your exact numbers, with zero pressure.
Which side of the water should I live on?
Live on the same side as your base. The bridge-tunnels (HRBT, MMMBT) are the region's chokepoints, and a daily cross-water commute is the #1 PCS regret here. Tell us your gate and we'll map realistic drive times.
Do I need to worry about flood zones?
In a coastal region, yes. We check the FEMA flood map for any home before you waive a contingency — it affects your insurance cost, your VA appraisal, and your resale value. It's a core part of how local guidance protects you.
